A complex, through block site with an existing commercial building occupying the north half of the site and a maximum height restriction demanded extra creativity and perseverance to design and develop a residential project that would maximize FAR and conform to zoning criteria. What resulted is a singularly unique building comprising 233 rental units and 38,000 sq. ft. of commercial space at the base. The project’s interior design intentionally contrasted with the exterior through the usage of vibrant colors to accentuate the residential entrance, lobbies, and amenity spaces.
